Since we bought the house in March heat was important.
If you notice in the picture on the wall on the right is a heater. There were only two of these heaters for the whole house. There were two window unit air conditioners for the whole house. The heating and air conditioning was woefully inadequate. So I took all of those out.
I got four mini split system heat pumps and installed them for heat and air conditioning. The heating and air conditioning is now split into four zones for greater efficiency.

More Power
If you look behind the steps you will notice that the breaker panel is sitting on the floor. This is the way it was when we first looked at the house.
The Realtor had given us the code to the lock box so we could come and go as we pleased so when everything was all set for us to buy the house I got the panel put in before we bought the house and had the power turned on the day we bought the house.
The bank had a contract on the house before we came along. The contract was for 50% more than what we ended up paying for the house. The reason the previous contract fell through is because of the breaker panel being out.
Work List
The following is a list, that I sent to the bank, of known items that needed to be done.
Electrical:

Re-install breaker panel
·
Many receptacles, switches, cover plates, light
fixtures missing and must be replaced
·
Add wiring for new heating and air conditioning
system
HVAC:
·
Central furnace no good and disconnected
·
No air conditioning (except for two window units
which are not adequate to cool the house) Must install new heating and air
conditioning system
Plumbing:
·
Sewage lines are not vented to the outside –
must install vents through the roof
·
Current master bath tub floor is busted and tub
must be replaced
·
Upstairs bathroom sink missing
Interior:
·
Doors missing
·
Trim missing
·
Carpet ruined and must be replaced
·
Vinyl in current master bathroom ruined and must
be replaced
·
Hole in floor in current master bathroom
apparently caused by rodents must be repaired and rodents evicted
·
Hole in concrete floor in right section of house
must be filled in
·
Kitchen cabinets need to be replaced
·
Stove and vent hood need to be replaced
·
Living room window sill rotted and must be
replaced
·
Drywall not finished in right section of house
·
Interior must be painted throughout
Master bedroom:
·
As the house is set up now guests would have to
go through the master bedroom or go upstairs to use the restroom therefore we
would need to make the current master bedroom into a den so company could go
through the den to use the restroom and add a bathroom on the other end of the
house and make the two bedrooms on the right end of the house into a master
bedroom.
Crawl space:
·
Old furnace must be removed
·
Main floor beam broken and held up by two car
jacks must be repaired
Exterior:
·
Deck boards rotted - deck boards and railing
must be replaced
·
Windows and doors missing trim
·
Windows missing screens
·
Storm doors destroyed and need to be replaced
·
Siding needs to be cleaned
·
Two trees in back yard are dying or dead and
leaning toward the house and must be taken down
·
Soffit coming down needs to be repaired
·
Missing gutters – need new gutters
Garage:
·
Hole in door needs to be repaired
·
Broken window needs to be replaced
·
Large tree limb fell on roof which must be
removed and roof repaired
What I didn't know is that the floor in what was then the master bathroom was rotted and termite eaten. I had to tear out about half of the floor decking, joists, and perimeter beams.
